The portfolio of São Carlos Empreendimentos is primarily composed of Class A standard office buildings and retail properties, mainly located in the states of Rio de Janeiro and São Paulo.
It is worth noting that São Carlos Empreendimentos does not work with residential properties, shopping malls, hotels, or small offices.
São Carlos Empreendimentos began its operations in 1989 as the parent company of Lojas Americanas S.A.
Initially, the company operated in the development and management of shopping centers to support the expansion of Lojas Americanas throughout Brazil.

In 1999, the real estate assets of Lojas Americanas were spun off. As a result, São Carlos became a publicly traded company, with its shares listed on Bovespa and no corporate ties to the former parent company.
Thus, the company's business model shifted to focus on investments in corporate buildings. In 2006, São Carlos joined the Novo Mercado, the highest level of corporate governance on the exchange.
Additionally, it conducted a public offering of shares and raised approximately R$ 350 million to be invested in the expansion of its activities.
In 2008, after several acquisitions, São Carlos's portfolio already consisted of 48 properties worth R$ 1.8 billion. Of this amount, R$ 1.2 billion corresponded solely to corporate buildings.
In 2011, São Carlos began investing in convenience centers through its subsidiary Best Center. The value of the company's portfolio reached R$ 3.0 billion, with 92% of this value corresponding to corporate buildings.
In 2013, São Carlos made the largest acquisition in its history, EZ Towers – Tower A, one of the most modern buildings in São Paulo, with 47 m² of leasable area and AAA standard.

In 2017, São Carlos sold three consolidated properties for R$ 418 million: the Centro Empresarial do Aço, the Edifício Mykonos, and 37% of the Edifício Morumbi Park.
Finally, in 2018, São Carlos celebrated 20 years of history as an independent company. That year, it sold the remaining stake in Ed. Morumbi Park and the adjacent lands to Jardim Tietê.
