JHSF is a company that operates in the construction industry, but this is not its only activity. Accordingly, its main focus is real estate development, shopping malls and retail centers, hotels, restaurants, and executive airports. In this context, the Company's exclusive businesses are geared toward high-income customers.
In general, it has important characteristics that shape its operations in this market, such as:
Leadership in the luxury and exclusive business segment in Brazil
Implementation of innovative and modern solutions in its projects
A solid track record of generating value across different economic cycles

Real estate development
In this segment, JHSF operates with Premium projects anchored in iconic assets and high-quality brands. Thus, it establishes benchmark brands in the market, making real estate development account for nearly half of total gross revenue. The Company has renowned development projects, including:
Fazenda Boa Vista: located less than an hour from São Paulo via the Castelo Branco highway, it features more than 3 million square meters of dense, preserved forest, as well as beautiful lakes, groves, and gardens. Offering tranquility, comfort, and various leisure options, it has two 18-hole golf courses, one of them designed by Arnold Palmer, an equestrian center with facilities comparable to the best in the world, polo fields, tennis courts, and several trails through native forest.

Vitra: located in the Itaim Bibi neighborhood of São Paulo, the contemporary architecture building has 14 apartments, one per floor, with 13 different layouts, plus a duplex penthouse, ranging from 565 to 1,145 m². The project, designed by Daniel Libeskind, one of the world's most award-winning architects, was considered in 2012 by Worth magazine one of the ten best residential buildings in the world.

Parque Cidade Jardim: located in the city of São Paulo, the development consists of a complex of 9 residential buildings in addition to Shopping Cidade Jardim and Cidade Jardim Corporate Center. The residential area occupies 40,000 m² of the site, with each building offering independent access and ample garages, as well as an exclusive basement for services. The apartments, ranging from 235 to 1,885 m², feature intelligent floor plans, spacious rooms, and balconies overlooking the city's skyline.

Shopping center
The luxury and innovation of the company's developments translate into modern facilities in JHSF's shopping mall segment. Thus, this segment accounts for 30% of total gross revenue. In summary, some of the recognized projects include:
Shopping Bela Vista: located at the intersection of major avenues, alongside the expressway in the capital of Bahia, it features more than 200 stores and 3,000 parking spaces. In total, there are 73,500 m² of gross leasable area. In addition, the complex has Salvador's most modern movie theaters, featuring 4DX and Macro XE technologies.

Shopping Cidade Jardim: a shopping center inspired by the world's most elegant streets. Not by chance, all the stores face modern gardens, creating an atmosphere that blends charm and sophistication. In total, there are 180 stores in a gross leasable area of 37,570 m². It also has seven movie theaters, including four VIP theaters, with 1,038 seats.

Catarina Fashion Outlet: the first outlet conceived, developed, and implemented by JHSF is located at kilometer 60 of the Castello Branco Highway, 40 minutes from São Paulo. Opened on October 18, 2014, it features approximately 200 brands concentrated in 140 stores and 20 kiosks, and is considered an excellent leisure option, bringing together outstanding dining options and comprehensive infrastructure.

Hospitality and dining
In this category, JHSF manages hotels and restaurants in major Brazilian cities, such as Belo Horizonte, Rio de Janeiro, Angra dos Reis, São Paulo, Salvador, and Trancoso, as well as abroad in New York, United States, and Punta del Este, Uruguay. Thus, approximately one-quarter of the company's total gross revenue comes from these developments. The renowned hotel brand Fasano is part of the asset-light strategy in this niche. In addition, it has renowned restaurant brands such as Fasano, Gero, Parigi, and Baretto, which often operate jointly within its hotels. The main developments in this category are:
Hotel Fasano São Paulo: located between the strategic Paulista and Faria Lima avenues, in São Paulo's most elegant neighborhood, it features architecture in which contemporary design is combined with rich classic details, such as period furniture and the English bricks on the façade.

Hotel Fasano Belo Horizonte: located in Lourdes, one of BH's most charming neighborhoods, the hotel enhanced the area's sociocultural setting and brought it even greater prominence with the installation of an events venue. More than that, the Fasano brand also invigorated the surrounding gastronomic hub by introducing cuisine with more than 100 years of tradition and strengthening the city's corporate corridor by creating new opportunities and business possibilities.

Hotel Fasano Las Piedras: the Fasano Hotel in Uruguay, located in the La Barra region of Punta del Este, was the setting chosen for Isay Weinfeld's award-winning architectural project, which occupies a preserved area of 490 hectares and emphasizes integration between the countryside and the sea. With 10 new apartments and suites complementing the 20 bungalows already existing on the property, it is located alongside the iconic Restaurante Fasano, which offers a breathtaking view of the property and nature, and features new leisure areas, such as a lounge, pool, solarium, and bar.

Executive airports
The first development in this category was launched in the metropolitan region of São Paulo and is considered the first international executive airport. With a 2,470-meter runway, the airport can accommodate large executive jets, such as Bombardier's Global 7500 and 8000, Dassault Falcon Jet's Falcon 6X and 8X, Embraer's Legacy 650 and Lineage, and Gulfstream's G650. As a result, it enables long-haul intercontinental flights to cities such as New York, London, and Paris.

The history of JHSF as we know it began with the founding of JHS Construção e Planejamento Ltda. in 1972. Just two years later, it inaugurated its first project, a bank branch. The company would lead this type of construction for 20 years, building more than 1,000 bank branches for more than 20 financial institutions.
The 1980s marked the Company's entry into the real estate development business, specifically through the establishment of residential buildings. Between 1985 and 1990, the company delivered major projects such as Hotel Transamérica Ilha de Comandatuba, a Pista de Provas da GM, the Bovespa and BMF headquarters building.

In 1992, new major developments were launched, now featuring globally standardized finishes, such as the Edifício Paço do Sion and the Edifício Royal Gate. Another innovation came in 1994, when it launched the Edifício American Loft, a luxury building located in the Perdizes neighborhood of São Paulo, featuring a fitness center, rooftop pool, sauna, parking, and a beautiful panoramic view.

JHSF became the first company to develop and operate AAA buildings, with features and technical innovations superior to anything available on the market. In this regard, in 1999 it inaugurated the Edifício Metropolitan Office, on Rua Amauri, and the Edifício Platinum, on Rua Jerônimo da Veiga. Later, in 2001, it entered the shopping center segment with the opening of Shopping Metrô Santa Cruz in São Paulo, Brazil's first shopping center fully integrated with a subway station.

In 2004, the Edifício Paris, considered a milestone among luxury residential developments, was inaugurated. In 2006, JHSF made another major launch. This time, Parque Cidade Jardim became the first large-scale mixed-use project in the Brazilian market. In 2007, the company acquired the renowned hotel and restaurant brand Fasano.

Also in 2007, the company launched the famous Fazenda Boa Vista, the first master-planned community intended as a second home, located less than an hour from São Paulo, in the same year it went public.
Shortly afterward, in 2010, the inauguration of Parque Cidade Jardim took place. Also that year, the company delivered Vitra, a development designed by Daniel Libeskind, and the Hotel Fasano Las Piedras in Punta del Este, Uruguay.

Between 2011 and 2014, JHSF inaugurated several developments, such as Hotel Fasano Boa Vista, Shopping Bela Vista, Cidade Jardim Corporate Center, Shopping Metrô Tucuruvi,Shopping Ponta Negra, Mena Barreto 423 and the Catarina Fashion Outlet.
